Get Colour Approval Before Anything Else

Much of Sun Valley is made up of estates and complexes with an approved exterior palette, and several of them require written sign-off before exterior work starts. Painting first and asking afterwards is an expensive mistake, because the remedy is repainting at your own cost.

The process is not complicated but it takes time. Check your title conditions or estate rules for the approved colour list, get the specific product and colour code in writing, submit it to the managing agent or architectural committee, and wait for written approval before booking the work. Allow two to four weeks. If you are matching an existing scheme rather than changing it, say so on the application, because that is usually approved faster.

One practical tip: get the colour code and product name recorded on your final invoice. Three years later when you need to patch a scuff, that record is the difference between a five-minute touch-up and repainting a whole elevation to get a match.

Underlying rates are R55 to R85 per square metre on interior walls, R80 to R125 on exterior plaster and R120 to R190 on concrete tile roofing. Double-storey work carries a scaffold loading of 15 to 30 percent.

Concrete Tile Roofs

Almost all estate housing in Sun Valley has concrete tile roofing, and those tiles behave differently from clay. Concrete tiles are porous, so they absorb water, grow moss and lichen on the shaded slopes, and lose their factory colour coat over time until they look chalky and patchy.

A roof coating is worth doing when the tiles themselves are structurally sound but discoloured, and it is not worth doing when tiles are cracked or delaminating, because coating a failing tile just conceals it. The correct sequence is a high-pressure wash, moss and lichen treatment, replacement of any broken tiles, a bonding primer, then two topcoats of a roof-specific product such as Plascon Nuroof Cool or Dulux Roofguard.

Be sceptical of anyone offering a roof coating without a primer coat or without pressure washing. Coating over moss is the most common shortcut on estate roofs and it lifts within two years.

Standard estate specification

  • Exterior walls: Dulux Weathershield or Plascon Wall & All, two coats over a stabilising primer if the existing coating is chalking.
  • Concrete tile roof: wash, treat moss, prime, two coats of a dedicated roof coating. Lighter roof colours noticeably reduce ceiling heat in summer.
  • Interior walls: Plascon Polvin in bedrooms, Dulux Luxurious Silk in passages and living areas where you want a wipeable surface.
  • Trim, doors and frames: Plascon Velvaglo water-based enamel.
  • Garage floors: an epoxy system rather than floor paint, which lifts under tyre heat.

When to Paint in Sun Valley

Sun Valley is open and exposed, sitting in the gap between the Atlantic and False Bay sides of the peninsula, so it catches wind from both directions. The upside is that walls dry quickly. The downside is that the wind limits when large exterior areas can be coated well.

March and April are the strongest months, with the south-easter dropped and the winter fronts not yet arrived. October and November are workable. December through February, expect the wind to dictate which elevation gets worked on each day rather than the schedule doing it.

  • Roof work in particular needs settled conditions, since a coated tile surface is vulnerable until it has cured
  • Estate rules often restrict working hours and weekend work, so confirm the permitted times before agreeing a programme
  • Submit colour approval well ahead of the autumn window, because that is when everyone books

Do I need approval to repaint my house the same colour?
In most Sun Valley estates you still need to notify the managing agent, even for a like-for-like repaint, and some require formal sign-off. It is a short application and it protects you. Painting without it and being told to redo the work is a costly way to save a fortnight.
Is a roof coating worth it or should I replace the tiles?
If the tiles are sound and just discoloured or mossy, a proper coating system is far cheaper than replacement and gives you a long stretch of good appearance. How long does a full exterior take on an estate house?
Five to eight working days for a standard three-bedroom single storey including preparation. Double storey with scaffold runs eight to twelve. Add two to three days if the roof is being done in the same programme, and check your estate's permitted working hours, which can stretch the calendar even when the work itself is quick.
What should I keep after the job is finished?
The product name, the exact colour code and finish for every surface, and ideally a litre of each for touch-ups. Get all of it written on the invoice. It costs nothing at the time and it saves you a great deal the first time something gets scuffed.
