Salt Is What Actually Fails the Paint
Within roughly 400 metres of the beach, airborne chloride settles on every wall. Salt is hygroscopic, meaning it pulls moisture out of the air and holds it against the surface. Paint it over and you seal that damp layer under the film, which is why coastal walls blister and lift in sheets rather than fading evenly.
The fix is not a better paint. It is a proper fresh-water rinse before anything else happens. Brushing a wall down moves the salt around; rinsing removes it. If a Muizenberg quote does not mention washing down, that is the corner being cut.
The second salt problem is rust bleed. Steel window frames, lintels and burglar bars corrode, and the run-off stains render orange-brown. Painting the wall without treating the metal means the stain comes back through within a season.
What to specify near the beach
- Exterior plaster: Plascon Micatex or Dulux Weathershield. Both give a thick, flexible film that copes with salt and movement far better than a standard PVA.
- New or repaired plaster: an alkali-resistant primer first, or the topcoat will burn and patch.
- Timber windows: Woodoc 50 exterior sealer rather than a hard varnish. Varnish cracks and lets water behind it, and then the whole frame has to be stripped.
- Corrugated iron roofs: wire-brush to sound metal, galvanised iron primer, then a roof coating such as Plascon Nuroof Cool or Dulux Roofguard.
- Steel: Plascon Steelguard or Rust-Oleum, applied over bare metal, not over old flaking enamel.
Corrugated Roofs and Timber Windows
A lot of the older housing stock along Beach Road and up into the village is timber and painted iron rather than plaster and tile. Those two elements carry most of the maintenance cost, and they are also where cheap quotes tend to skip steps.
On an iron roof, the failure point is almost always the fixings and the overlaps, not the open sheet. Screws rust first, water tracks under the washer, and the corrosion spreads outward from there. Any roof quote worth taking should say whether fixings are being replaced or just painted over.
On timber, the enemy is the end grain at the bottom of each frame, where water sits. Sealer needs to be worked into those ends properly and given a third coat. Frames treated that way hold for years; frames given one quick wipe fail in one winter.
When to Paint in Muizenberg
The best window is mid-February through to the end of April. The south-easter has dropped off, daytime temperatures are moderate and the winter fronts have not arrived. Late October and November are the second-best stretch.
Avoid December and January for exterior work if you can. The south-easter carries beach sand straight onto a wet film, and it also dries the surface faster than the paint can bond. Avoid May to August entirely for exteriors: the north-westerly fronts keep walls wet, and paint applied to a damp surface at low temperature never properly cures.
