Metalwork Is the Expensive Part in Simon's Town
Most owners budget for walls and are surprised by the metal. On the harbour side of the peninsula, gutters, downpipes, burglar bars, gates, balustrades, garage doors and steel window frames corrode faster than anything else on the property, and they are also the most labour-intensive things to prepare properly.
Preparing steel is not a quick sand. Corroded metal has to be taken back to sound material, degreased, and primed with a rust-inhibiting primer within hours before flash rust reappears. That sequence is why metal is quoted per square metre at more than double the wall rate, and why a quote that lumps metal in with the walls at a single rate is not a real quote.
| Element | What is involved | Guide price |
|---|---|---|
| Gutters and downpipes | De-rust, prime, two coats | R180 – R320 per m² |
| Burglar bars and security gates | Wire brush, prime, two coats | R450 – R900 each |
| Steel balustrade or railing | Full strip, prime, enamel | R320 – R550 per linear m |
| Garage door, steel | Sand, prime, two coats | R2,400 – R4,800 |
| Steel window frames | Per frame, strip and coat | R550 – R1,100 |
| Heavily pitted steel, needle gun or blasting | Priced on inspection | By quotation |
Walls, Roofs and Whole-House Guide Prices
| Job | Guide price |
|---|---|
| Exterior plaster, wash plus two coats | R80 – R125 per m² |
| Exterior, high-build coastal system | R140 – R210 per m² |
| Interior walls, two coats | R55 – R85 per m² |
| Tiled roof, wash and three-coat system, 140 m² | R22,000 – R38,000 |
| Steel or IBR roof, de-rust, prime, two coats | R150 – R230 per m² |
| Three-bedroom single storey, full exterior | R32,000 – R55,000 |
Metalwork from the previous table is added on top. On an older Simon's Town property, metal frequently accounts for a quarter to a third of the total exterior figure.
Marine specification worth insisting on
- Steel primer: a zinc phosphate or zinc-rich rust-inhibiting primer, not a universal undercoat. This is the single most important product choice on the property.
- Steel topcoat: Plascon Steelguard, Rust-Oleum or Hammerite, two coats over primer.
- Galvanised surfaces: etch or use a dedicated galvanised iron primer. Ordinary primer will not key to galvanising and peels off in sheets.
- Exterior walls: Plascon Micatex or Dulux Weathershield over an alkali-resistant primer.
- Timber: Woodoc 50 exterior sealer, three coats, with particular attention to end grain.
- Everything: a fresh-water rinse before painting. Salt deposit under a film is the most common cause of coastal failure.
Humidity, Not Just Rain
Simon's Town sits in the lee of the mountain for the winter north-westerly, which means it can sometimes take exterior work later into the season than the Atlantic side. What it does not escape is humidity. Air coming off the harbour keeps relative humidity high well into the morning, and paint applied above about 85 percent relative humidity does not form a proper film.
The practical consequence is a shorter working day rather than a lost one. Exterior work here generally starts later, around mid-morning once surfaces have dried, and stops earlier in the afternoon so the film is set before the evening moisture comes back in. A crew that ignores this and starts at seven is putting paint onto damp steel.
When to Paint in Simon's Town
March to early May is the best stretch. The south-easter has eased off, the humidity has dropped from its summer peak and the winter fronts are late arriving on this side. October and November also work, though the south-easter starts to build.
- Check the surface temperature of the steel, not the air. Metal in the sun reaches 50°C and paint applied to it skins instantly and fails to adhere
- Prime bare steel the same day it is cleaned. Overnight sea air will put a film of flash rust on it
- Do not start exterior work until the morning moisture has cleared, usually two to three hours after sunrise here
- Winter is the right time for interior work, kitchens, bathrooms and joinery
