Judge the Cost Per Year, Not the Quote

Kommetjie is about as hard on paint as anywhere in Cape Town. Wind off the Atlantic carries salt and fine sand at a house more or less continuously, and it comes from a direction with nothing in front of it. That changes how you should think about a quote. The cheapest job is rarely the cheapest outcome, because the difference between a four-year and an eight-year cycle dwarfs the difference in the original price.

Specification Matters More Here Than Anywhere

On a sheltered inland house, an average product applied carelessly still lasts a while. In Kommetjie it does not. Film thickness is what buys you time, and film thickness comes from the product and from applying the correct number of coats at the correct spread rate rather than stretching a tin further than it should go.

What an exposed Kommetjie wall needs

  • Rinse with fresh water first. Non-negotiable. Salt left on the wall sits under the film, pulls in moisture and causes blistering regardless of what you paint over it.
  • Alkali-resistant primer on any new, repaired or previously bare plaster.
  • Topcoat: Plascon Micatex or a comparable high-build product on the exposed elevations. Dulux Weathershield is a reasonable step down.
  • Spread rate matters. Ask how many litres are allocated per square metre. Stretching coverage is the most common way film thickness quietly disappears.
  • All steel back to bare metal, zinc phosphate primer, two topcoats. Untreated steel is the fastest failure on the property.
  • Timber: Woodoc 50 exterior, three coats, with a maintenance coat annually rather than a strip every five years.

The Wind Window Is Narrow

Wind is the constraint on exterior work here, not rain. Two things go wrong when it blows. The surface of a coat skins over before the film underneath has levelled and bonded, which gives poor adhesion and visible lap marks. And airborne sand and salt land directly on the wet film, where they stay.

The reliable window is late February through April, when the summer south-easter has dropped and before the winter north-westerlies set in. That is a genuinely short season, and it is why booking exterior work in Kommetjie well in advance matters more than it does further inland. The rest of the year is not impossible, it is just a matter of working the sheltered elevations and taking the calm days when they come.

  • Above roughly 25 km/h, rolling large exterior areas is not worth doing and spraying is out of the question

Is the expensive textured system actually worth it?
On a west or south-west facing Kommetjie elevation, generally yes. It roughly doubles the film thickness and typically doubles the repaint cycle, so the cost per year comes out lower even though the quote is higher. On a sheltered inland-facing wall the payback is much weaker and a standard two-coat system makes more sense.
Why did my paint blister after only two summers?
Most commonly salt trapped under the film. If the wall was not rinsed with fresh water before painting, the chloride deposit stays on the surface, draws moisture from the air and lifts the coating from underneath. It is a preparation failure rather than a product failure, and repainting without addressing it produces the same result.
Can I just repaint the exposed side more often?
Yes, and that is often the smartest plan. The west-facing elevation might need attention at four years while the rest of the house is fine at eight. Splitting the cycle costs less overall than repainting everything each time the exposed wall starts to look tired.
What colours hold up best in this exposure?
Mid-tone and lighter colours hold considerably better than deep saturated ones. Dark colours absorb more heat, which accelerates film degradation, and strong organic pigments fade fastest under high ultraviolet exposure. If you want a dark colour, budget for a shorter cycle and go with it knowingly.
How far in advance should I book?
For exterior work, several months. The dependable window is roughly ten weeks long, every contractor on the peninsula knows it, and it fills. Interior work can be booked at much shorter notice throughout the winter.
