In Lakeside, Mould Is the Problem, Not Fading

Most suburbs lose paint to ultraviolet light. Lakeside loses it to biological growth. The suburb sits in the shadow of Muizenberg mountain with Zandvlei on the other side, which produces the combination that algae and mould need: shade, still air and moisture that lingers.

South and south-west facing walls barely see direct sun through the winter months. They stay damp, growth takes hold in the surface of the film, and the wall goes green or black in patches long before the paint has actually worn out. Owners often repaint because of the discolouration rather than because the coating has failed.

Fungicidal treatment needs to dwell on the surface and then be rinsed off, which adds a day to the programme before painting can start. Quotes that skip it are cheaper for a reason.

What works on damp, shaded walls

Wash first: Plascon or Dulux fungicidal wash, applied, left to dwell, then rinsed. Pressure washing alone removes the visible growth but not the spores.
Exterior topcoat: a product containing a mould inhibitor, such as Dulux Weathershield, rather than a basic PVA.
Bathrooms and kitchens: a moisture-resistant interior product designed for wet rooms, not the same paint used in the bedrooms.
Older solid walls: keep the system breathable. Sealing a damp wall with an impermeable coating traps moisture and blows the plaster.
Ceilings under a low roof: treat the mould, then use a wipeable finish rather than a chalky flat white.

All three occur in Lakeside and they need different work, so it is worth being able to tell them apart before you accept a quote.

February to April is the best overall window. Why does the green come back so quickly on my back wall?

Because the growth was painted over rather than killed. Algae and mould live in and on the film, so a fresh coat over live growth gives it something to feed on and it pushes through within a season. Can paint fix my damp problem?

No. There are damp-resistant products and they help on the right kind of wall, but paint is a finish rather than a repair. Rising damp needs a damp-proof course, penetrating damp needs the leak found and fixed, and condensation needs ventilation. Painting is what happens after the cause is dealt with.

Is a bathroom paint really different?

Yes. Products made for wet rooms have a tighter film and a mould inhibitor, so they cope with repeated condensation cycles that would break down a standard matt wall paint. In a Lakeside bathroom with limited ventilation the difference shows within a year.

Should I use a sealed or a breathable paint?

On an older solid-walled house, breathable.
