Noordhoek Homes Are Bigger, So Measure Before You Budget

Plot sizes and house footprints in Noordhoek run well above the peninsula average, and wall areas scale faster than most owners expect. A double-storey home with a wraparound veranda can carry twice the paintable area of a similar-sounding house in a denser suburb. That is the main reason quotes here come in higher than people anticipate, and it is why a per square metre rate is worth more to you than a headline number.

Timber Is a Separate Line Item

Decks, exposed beams, pergolas, shutters, timber cladding and stable doors are standard on Noordhoek properties and none of them should be buried inside a wall rate. Timber takes far more labour per square metre than plaster: it needs sanding back, it drinks the first coat, and it wants three coats rather than two.

Where timber has gone soft or grey through to the core, sealing it is money wasted. Those sections need cutting out and replacing before any coating goes on.

Products for a Noordhoek property

  • Decks and exterior timber: Woodoc 50 or 55 exterior sealer. Three coats minimum, and it must be maintained with a top-up coat rather than left to fail and be stripped.
  • Avoid film-forming varnish outdoors: it looks excellent for two seasons, then cracks, lets water underneath and has to be stripped back to bare wood.
  • Exterior walls: Dulux Weathershield or Plascon Wall & All. Full coastal specification is only necessary on properties close to the beach end of the valley.
  • Shaded south walls: a fungicidal wash before painting and a product with a mould inhibitor, because the valley holds moisture.

Damp on the Valley Floor

Noordhoek sits low, with a high water table and wetland ground across parts of the valley. Rising damp is common in older single-storey homes, and it shows as a tide mark to roughly a metre above floor level, often with salts crystallising on the surface and paint lifting away in flakes.

Painting over that is throwing money away. Rising damp needs the source addressed, usually a chemical damp-proof course injected into the wall, then the contaminated plaster removed and replaced with a salt-resistant render, and only then can paint go on. Treatment typically runs R650 to R1,200 per linear metre of wall, and the replastered section has to cure before it is coated.

Condensation damp looks different and behaves differently. It appears high on walls and in corners, often behind furniture on cold external walls, and it is a ventilation problem rather than a wall problem. It is worth being sure which one you have before spending anything.

When to Paint in Noordhoek

The valley traps morning moisture and holds it later than the open coast. Mist rolls in and the shaded side of Chapman's Peak keeps surfaces damp well past sunrise. Practically, that means shorter exterior days year round and a real preference for the autumn months.

March and April are the best window: warm, settled and dry, with the summer wind gone. October and November work but you are still contending with south-easter days. Winter exterior work is not viable here, because the ground stays wet, the humidity stays high and coatings will not cure.

  • Start exterior work mid-morning once the mist has lifted and the surface is genuinely dry to the touch
  • Timber sealing especially needs dry substrate: sealing damp wood traps the moisture and the coating goes milky and lifts
  • Book winter for interiors, cabinetry and any joinery work
  • Allow extra days in the programme for weather. On a large Noordhoek exterior, a realistic schedule beats an optimistic one

How often do decks need recoating?
Every twelve to twenty-four months for a top-up coat, depending on how exposed the deck is and how much foot traffic it takes. A deck maintained on that cycle only needs a light clean and a fresh coat. A deck left until it goes grey needs full sanding back to bare timber, which costs several times more.
Is sealer or paint better on exterior timber?
Sealer, in almost every case. A penetrating sealer soaks in and wears back gradually, so maintenance is a clean and a recoat. Paint and film-forming varnish sit on top, and when they fail they crack and peel, which means stripping everything back before you can start again.
What causes the tide mark along the bottom of my walls?
Almost certainly rising damp, which is common on the valley floor where the water table is high. Groundwater is drawn up through the masonry and carries salts with it, which is why paint blisters and a white crust forms. It needs a damp-proof course and replastering, not a coat of paint.
Why does my south-facing wall go green?
Algae, and it is a valley problem rather than a paint problem. Shaded walls stay damp long enough for growth to take hold, particularly where there are overhanging trees. A fungicidal wash before painting and a product containing a mould inhibitor slows it considerably, and keeping vegetation cut back from the wall does more than either.
Can you quote from photographs?
