Access Is What Drives the Price in St James

St James is built up the mountainside on narrow, stepped plots. Two houses with identical wall areas can differ by thirty percent on a painting quote purely because of how hard it is to stand a ladder somewhere safe. That is a legitimate cost, but it should be visible on the quote rather than buried in a round number.

The three things that move the figure are the drop below the working face, whether a scaffold tower can be assembled on site or has to be carried up a stairway by hand, and whether there is any vehicle access for materials. A painter who quotes without walking the full perimeter has not priced any of that.

St James Guide Prices

These are the base figures before any access loading from the table above. They cover labour and materials for a standard job on sound substrate.

JobGuide price
Two-bedroom cottage, full interiorR14,000 – R24,000
Three-bedroom house, full interiorR24,000 – R40,000
Three-bedroom single storey, full exteriorR32,000 – R55,000
Three-bedroom double storey, full exteriorR55,000 – R92,000
Sea-facing elevation only, repaintR12,000 – R28,000
Crack repair and re-plasterR160 – R320 per linear m
Retaining or boundary wall, both sides, per 30 mR14,000 – R26,000

Ranges assume sound plaster. Structural cracking, damp treatment and rotten timber are priced once the surface has been opened up and inspected.

The Sea-Facing Elevation Is a Different Job

On most St James houses one elevation takes everything the bay throws at it and the other three are comparatively sheltered. Painting all four to the same specification is either overspending on the sheltered sides or underspending on the exposed one.

The sensible approach is a higher-build system on the front and a standard two-coat system elsewhere. It costs a little more per square metre on one wall and it stops the whole house being driven onto a four-year repaint cycle by a single elevation.

Coating choices by elevation

  • Sea-facing: Plascon Micatex or a comparable high-build exterior coating over an alkali-resistant primer.
  • Sheltered sides: Dulux Weathershield or Plascon Wall & All, two coats, is enough.
  • Retaining walls: these hold moisture from the bank behind them, so use a breathable exterior product and never a sealed acrylic that traps water.
  • Balustrades and steel rails: take back to bare metal, prime, then two coats of Plascon Steelguard.
  • Interior trim: Plascon Velvaglo, a water-based enamel that does not yellow the way solvent enamel does in low light.

Cracks on a Sloped Site

Hairline cracking that follows a diagonal from a window or door corner is usually settlement and is cosmetic. Vertical cracking that runs the full height of a wall, or cracking that has visibly opened over time, is movement and painting over it achieves nothing.

The honest test is whether the crack can be opened out, filled, and expected to stay closed. If a wall is still moving, a flexible high-build coating buys time but it is buying time, not fixing anything. Anyone who tells you otherwise is quoting for the same repair twice.

When to Paint in St James

March and April are the strongest months. The south-easter has eased, humidity has come down off the summer peak and the winter fronts are still weeks away. October into early November also works well.

Because the plots face east across the bay, the sun hits the front elevations hard in the morning and they are in shadow by mid-afternoon. Work the east-facing walls from late morning once the dew has burned off, and use the afternoon for the shaded sides. Painting an east wall at seven in the morning means putting paint onto a wet surface.

  • Do not start exterior work before the overnight moisture has fully dried off the wall, usually two hours after sunrise
  • Winter exteriors are a false economy here: the film cannot cure between fronts and you will see it within a year
  • Interior work suits the winter months, when you are not competing for booking slots

St James Painting Questions

Why is my St James quote higher than my friend's in Fish Hoek?
Almost always access. A flat stand with driveway access takes a two-person team and a set of ladders. A stepped plot with no vehicle access needs scaffold carried in section by section, safe standing built on a slope, and more time spent moving than painting. The paint on the wall costs the same; getting a painter safely in front of it does not.
Do I need to paint all four sides at once?
No, and on an exposed St James house it is often smarter not to. The sea-facing elevation weathers roughly twice as fast as the sheltered sides, so repainting it on its own cycle costs less over ten years than doing the whole house every time the front looks tired.
Can hairline cracks just be painted over?
Cosmetic hairline cracks can be filled and coated, and a flexible high-build product will bridge them. Cracks that are still opening are a different matter and need the cause dealt with first. We will tell you which one you have rather than filling both and hoping.
What finish works best on a wall that gets full morning sun?
A matt or low-sheen exterior finish. Gloss and high-sheen products show every ripple in old plaster once the low sun rakes across the surface, and on an east-facing St James wall that happens every single morning.
How long does a full exterior take?
A three-bedroom single storey with reasonable access runs about five to eight working days including preparation. Add two to four days for scaffold on a difficult stand, and more if there is crack repair or damp treatment that has to cure before painting can start.
