Access Is What Drives the Price in St James
St James is built up the mountainside on narrow, stepped plots. Two houses with identical wall areas can differ by thirty percent on a painting quote purely because of how hard it is to stand a ladder somewhere safe. That is a legitimate cost, but it should be visible on the quote rather than buried in a round number.
The three things that move the figure are the drop below the working face, whether a scaffold tower can be assembled on site or has to be carried up a stairway by hand, and whether there is any vehicle access for materials. A painter who quotes without walking the full perimeter has not priced any of that.

The Sea-Facing Elevation Is a Different Job
On most St James houses one elevation takes everything the bay throws at it and the other three are comparatively sheltered. Painting all four to the same specification is either overspending on the sheltered sides or underspending on the exposed one.

Cracks on a Sloped Site
Hairline cracking that follows a diagonal from a window or door corner is usually settlement and is cosmetic. Vertical cracking that runs the full height of a wall, or cracking that has visibly opened over time, is movement and painting over it achieves nothing.
The honest test is whether the crack can be opened out, filled, and expected to stay closed. If a wall is still moving, a flexible high-build coating buys time but it is buying time, not fixing anything. Anyone who tells you otherwise is quoting for the same repair twice.
When to Paint in St James
