Shade Changes the Whole Specification

Clovelly sits in a narrow wooded valley with the Silvermine river running through it and mature trees over most of the plots. The result is that a large proportion of wall area here never gets direct sun. Paint on a permanently shaded wall does not fail the way paint in the sun fails; it fails biologically, and it fails from the surface inward.

Three things follow from that. Preparation has to include a proper fungicidal treatment rather than just a wash. The topcoat needs a mould inhibitor in it. And overhanging branches and shrubs need to be cut back before painting, because a branch resting against a wall will undo the work regardless of what product you use.

Fix the Gutters Before You Paint the Walls

Under a canopy of trees, gutters fill with leaf litter continuously. A blocked gutter overflows down the wall behind it, and that is the single most common cause of the dark, permanently damp streaks that owners here ask us to paint over.

Painting a wall fed by a failing gutter is money spent on a symptom. The sequence that actually works is: clear and repair the gutters, correct any downpipe that discharges against the wall, cut vegetation back from the building, treat the growth, then paint. Skipping straight to the last step is the cheapest quote you will get and the shortest-lived result.

Products for a shaded valley property

Preparation: a proprietary fungicidal wash, applied and allowed to dwell, then rinsed. Pressure washing on its own is not enough.
Exterior walls: Dulux Weathershield or Plascon Wall & All, both of which contain biocide, in a low-sheen rather than dead matt finish. A slight sheen sheds water and dirt better.
Timber: Woodoc 50 exterior. Under trees, timber stays wet longer, so three coats and an annual maintenance coat rather than a five-year cycle.
Gutters and steel: de-rust, zinc phosphate primer, two coats. Leaf litter holds water against metal and accelerates corrosion badly.
Avoid dark colours on shaded walls; they show algae bloom more obviously and do not dry any faster.

Access on a Clovelly Plot

Plots here tend to be steep, narrow and planted. Two houses of the same size can price very differently depending on whether a scaffold can be assembled next to the wall or has to be carried up a garden path in sections. It is a real cost and it should appear on the quote as its own line rather than disappearing into a round number.

It is also a safety question. Working at height off a ladder propped on a slope is how people get hurt, and a contractor who is willing to do it is telling you something about how they will approach the rest of the job.

When to Paint in Clovelly

The valley holds moisture and the tree cover keeps surfaces damp for hours after the rest of the peninsula has dried. Practically, exterior work here starts later in the day and the season is shorter.

Late February through April is the best window, when the air is dry and the sun is high enough to reach into the valley for part of the day. Winter exterior work does not work: shaded walls under trees do not dry between fronts, and paint applied to them will not cure. Interiors are unaffected and are the right thing to book from May onward.

Start exterior work mid-morning at the earliest, and test that the wall is dry rather than assuming it
Trees drip long after rain has stopped, so overhanging branches need cutting back before the programme starts
Stop early enough in the afternoon that the film is set before evening moisture returns, which happens early in a shaded valley

Clovelly Painting Questions

My wall has a permanent dark streak. Will paint cover it?

Only until the next decent rain. A vertical dark streak nearly always means water is running down the wall from a blocked or broken gutter, or from a downpipe discharging in the wrong place. Fix that first and the streak stops recurring. Paint over it and you will be looking at the same mark within a few months.

Do the trees really need to be cut back?

Where branches touch or overhang a wall, yes. They keep the surface wet, drop leaf litter into gutters and block whatever light the wall would otherwise get. Trimming back a metre or so from the building does more for the life of the paintwork than upgrading the product does.

Why is my quote higher than for a similar house nearby?

Usually access. Clovelly plots are steep and planted, and where scaffold has to be carried in by hand and built on a slope, the labour cost rises sharply even though the wall area is identical. Ask for the access loading to be shown separately so you can see exactly what it is.

What finish should I use on a shaded wall?

A low sheen rather than a dead matt. Matt finishes have a more open surface that holds dirt and moisture, which is exactly what you do not want under a tree canopy. A slight sheen sheds water, cleans more easily and shows growth less.

Can exterior work happen in winter here?

Not sensibly. Between the valley shade, the tree cover and the winter fronts, walls do not get dry enough for a coating to cure, and the result is poor adhesion that shows up within the first year. Winter is the right time for interior rooms, joinery and cabinetry.
